The land looked perfect: • No trees to clear. Flat and ready to build. Grazed by cows for 20+ years. It felt like a dream—until it failed the Percolation test. BIG time! Why?
Years of cows compacting the soil = no drainage. No drainage = no septic system = no house.
Lesson learned: A grassy field can still be a landmine (pun intended). If you’re buying land, always: Get a percolation test before committing Investigate past land use. Work with a real estate expert who knows what to look for!
